A series of new extensions have been designed to expand and reorganise the ground floor of this 3 storey Victorian townhouse.  The rear extension has a hipped roof, taking its cue from the geometry of the two existing roof forms.  The generous overhang stretches to provide shelter and shade to a new veranda.

Internally, the existing kitchen will be shifted back into the plan, providing dining space and a corner window seat at the garden end.  Bi-folding windows and doors will connect the inside to the extensive garden.

 

The new roof extends along the north elevation over a new utility room, and then steps down to a new party wall with the adjoining neighbour.  A new patio area is contained on the south side by raised planted beds and a new timber framed garage and workshop
